MORTGAGE docs

MORTGAGE is being built to route token creator fees toward US and Canadian mortgages. The intended allocation is:

  • 80% toward the homeowner's mortgage.
  • 20% toward $MORTGAGE purchases and token burns.

Applications, launch drafts and fee-accounting plans work. Automated fee claiming, crypto-to-fiat conversion, mortgage payments, token purchases, identity verification and email delivery are not connected. Approving a plan does not move money. Do not route real fees to this service until its payment operation is ready.

The current settlement ledger uses USD. Canadian applications keep their loan amounts in CAD; CAD payments and currency conversion are not supported yet.

How it works

  1. Apply. Submit your contact and loan details, property country and state, province or territory.
  2. Review. An administrator can update the application status. No identity or mortgage verification provider is connected.
  3. Prepare a launch. Save a token draft for your application or an eligible public homeowner. Registration requires a configured treasury and verified Pump fee routing.
  4. Record evidence. Administrators can record fee receipts they attest have already settled in USD. The app does not verify those receipts on-chain.
  5. Plan the allocation. Create and approve a plan with loan and burn shares. Live execution stays disabled until the required integrations are available.

Requirements

These describe the intended eligibility review. Submitting a form does not establish eligibility for a payment provider or guarantee approval.

You

  • At least 18, of legal age in your jurisdiction, and resident in the United States or Canada.
  • A borrower named on the mortgage. Co-borrowers may apply with the other borrower's consent.
  • Identity and other required checks must be completed through an approved process before payments begin. Do not submit ID documents here.

Your loan

  • A residential mortgage in the US or Canada, with your name on the loan.
  • The form accepts primary homes, second homes and investment properties.
  • Your servicer must accept the proposed third-party payment method. Acceptance and payment allocation have not been verified.
  • Enter US loan amounts in USD and Canadian loan amounts in CAD. No exchange rate is applied.

Your X account and token

  • An X handle and a Solana wallet address. Account age and ownership are not automatically verified.
  • One open application per X handle. The last four loan digits cannot uniquely identify a loan.
  • The intended model routes 100% of creator fees to the fund before applying the loan/burn split. Registration checks the mint, canonical Pump sharing configuration, treasury recipient and active creator route on mainnet.
  • No impersonation. The token can't use another person's or company's name, likeness or brand without permission.
  • A Solana wallet you control. Recording an address does not authorize transactions or enable withdrawals.

Do not use an application or token listing to imply that a mortgage has been verified or that payments are guaranteed.

Applying

The application collects contact details, property country and region, loan details and a wallet address. Amounts are labelled USD or CAD. Save the application ID starting with mtg_ and keep it private: anyone with it can view the status page and loan details. There is no account login protecting that page.

StatusWhat it means
SubmittedWe have it and it's in the queue.
In reviewAn administrator marked the application for review.
VerifiedAn administrator marked it verified; this is not a provider verification result.
ActiveAn administrator enabled fee-accounting eligibility. Live payments remain unavailable.
Paid offAn administrator marked the loan paid off. Confirm the actual balance with the servicer.
Not approvedThe application didn't meet the requirements. The status page shows the reason.

There is no connected verification partner or automated email notification. Do not enter full loan numbers, SSNs, SINs or identity documents in this website.

Launching a token

The Launch page saves a name, ticker and beneficiary as a draft. It does not create a token, sign a transaction or change a fee route. Registration is available after the operator configures a treasury and the token passes on-chain fee-routing checks. Verification is a snapshot, not a promise of future fee collection.

  1. Use your own private application ID, or an eligible public homeowner's @handle.
  2. Enter the name and ticker, then save the draft.
  3. Wait for verified routing and payment readiness before configuring a token to send real fees.

Fee-sharing changes may be irreversible. Pump's V2 update_fee_shares_v2 finalizes the shareholder list and revokes further administrator updates. Review the official Pump instructions before signing anything. Do not assume a route can later be changed or stopped.

$MORTGAGE buy & burn

The intended burn allocation is 20%. Automated token buying and burning are not connected. An administrator can record an existing burn after configuring the token mint.

  • Token evidence: the server checks a confirmed or finalized, successful Solana transaction for an actual SPL token burn of the configured mint, including the burned amount. An ordinary transfer is not a burn.
  • Dollar value: the USD buyback amount is entered by the administrator. Burn verification does not prove that amount was spent, that a purchase occurred, or that creator fees funded it.
  • Record: accepted burns include a transaction signature in GET /api/burns.
  • Configured mint: not configured.

A burn record does not establish a token's price, financial return or legal classification.

Payouts

  • Accounting. Plans split administrator-attested USD fee receipts into loan and burn shares and calculate carry-forward amounts below the configured payment threshold.
  • Execution. Approving a live plan does not claim, convert, send or burn funds. Live execution is disabled.
  • External payment records. An administrator can record a USD payment made outside the app using a confirmation reference. The app does not verify that reference with the servicer or a payment provider.
  • Canada. CAD loans are excluded from the USD fee and payment ledger. No CAD payment or foreign-exchange integration is connected.
  • Servicer treatment. No delivery schedule, posting date, principal allocation or refund process has been established.

Keep making your required mortgage payments. Recorded payments are administrator entries, not provider-verified confirmations, and do not establish your current loan balance.

The allocation is an accounting setting. It is not a live payment or token purchase quote.

When the loan is paid

Only your servicer can confirm the loan's actual payoff. An administrator can mark the application paid off; that status excludes it from new fee-accounting eligibility.

Automatic wallet distributions, redirection to another loan and refunds are not implemented. An on-chain fee-sharing route may remain fixed even after payoff. A payoff, sale or refinance therefore needs an agreed handling process before real fees are routed.

Taxes

No tax calculation, reporting or tax-form delivery is implemented. US and Canadian treatment depends on the transaction and the parties involved; this page does not determine it. Obtain advice for your circumstances before using real funds.

Security & privacy

  • Application details, including contact information, loan amounts, country, wallet and the last four loan digits, are stored in the application's database. Draft form details are also saved in your browser.
  • No verification or payment partner is connected. Do not submit full loan numbers, ID documents, SSNs, SINs or wallet secrets here.
  • The public leaderboard shows only your first name, last initial, X handle and payoff progress, and only if you opt in.
  • The status link is private by possession of its application ID, not by account authentication. Keep the ID private.
  • The app does not need your seed phrase or private key. A wallet address alone does not prove wallet ownership.

API

Public read and submission endpoints. Administrator routes require an administrator token.

Stored money uses integer cents. Application responses identify loan_currency; public payment and burn dollar totals use USD. Never combine CAD balances with USD payments as though they were the same currency. Errors include an error message and may include field details.

FAQ

Should I keep making my mortgage payments?

Yes. The app does not make live payments, and a recorded amount does not change your obligations to your servicer.

Can someone prepare a token for me?

A sponsor can save a draft using an eligible public profile's @handle. Registration requires verified treasury routing. Never publish your private application ID for sponsorship.

Does the burn share already buy tokens?

No. It is a planned accounting allocation. Existing SPL burns can be checked separately; an administrator-entered USD amount is not verified purchase evidence.

Can I stop a fee-sharing route later?

Do not assume so. Pump's V2 share update can finalize the recipients and revoke further changes. Read the official instructions linked above before signing.

Are US and Canadian payments ready?

No. Both need approved payment operations and connected providers. Canada additionally needs CAD settlement and currency conversion records.

Draft terms & disclosures

This is a development-stage disclosure, not completed or counsel-approved legal terms. The operator's entity, payment permissions, provider agreements, privacy policy and applicable US and Canadian obligations must be established before live operation. This page makes no determination that the service is exempt from financial regulation.

The application asks you to confirm that you are a borrower, that your information is accurate, and that you authorize verification and payments. Those checkboxes do not connect a provider or activate payments.

Token fees, prices and returns are not guaranteed. A listing, draft, administrator status or accounting plan is not a recommendation to buy a token or evidence that a mortgage payment occurred.
